(A) Enhancements of 26 April 2025 (Saturday)
e-Receipt for Online Transactions
e-Receipt will be available for online transactions placed via the IRIS Online Services. Customers may opt for receiving e-Receipt by email at the “Acknowledgement” page.

“iAM Smart” Enhancements
- Workflow for “iAM Smart” customer authorisation will be streamlined in the IRIS Online Services; and
- Login with “iAM Smart” will be presented as the preferred option on the login page.

(B) Enhancements of 28 April 2025 (Monday)
Chatbot for IRIS Online Services - “Tindy” (「田妮」)
On 28 April 2025, our chatbot Tindy will be launched at the IRIS Online Services website (www.iris.gov.hk) to assist in answering general enquiries on land search service. The chatbot is built with Artificial Intelligence and Natural Language Processing technologies to handle general enquiries regarding the online search service in Traditional Chinese, Simplified Chinese or English. To start a chat with Tindy, users may click the Tindy icon at the bottom right corner of the IRIS Online Services website.

“iAM Smart” Enhancement
- A new “Featured Service” for “Search Land Register” will be added to the “iAM Smart” mobile app.
Application Programming Interface (API) for Land Search Services (For Subscribers being Authorized Institutions under the Banking Ordinance (Cap. 155) Only)
The Land Registry has been collaborating with the Hong Kong Monetary Authority (HKMA) and the Digital Policy Office to develop Application Programming Interface (API) based services for authorized institutions (AIs) under the Banking Ordinance (Cap. 155) through the digital gateway of the Commercial Data Interchange of the HKMA and the Consented Data Exchange Gateway of the Government. The API service for Land Search Services for AIs (Land Search API) will be launched on 28 April 2025. The Land Search API offers an additional channel for subscriber AIs to order digital copies of land records (including land registers and imaged land documents) through API.
